The one open decision

Both clients were originally sold on Meta instant lead forms. We then built proper landing page funnels for them. Build & Co's page is published, Holgate's is not.

That choice changes the optimisation goal, the pixel work and the whole lead route, so it needs settling per client before anything is built. Our current position is landing page for both, but that is exactly the kind of call we'd like your opinion on.

What we want from you

We have run this same build across Kodama, Mindset, COMPND, ACG, Barefoot and Integrate. It works well enough that we stopped questioning it, which is usually when something is quietly wrong.

These are the eight things we'd genuinely like a second opinion on. Short answers are fine. Blunt answers are better.

  1. Instant lead form or landing page?We have built both for these two. Which would you point the budget at, and does the answer change by trade?
  2. Is one broad ad set right at this budget?We put everything in one ad set until an offer proves itself, because splitting £40 a day three ways never leaves learning. Do you agree, or would you structure it differently?
  3. Is 40km around Brighton too wide?Look at the Holgate map further down. A big share of that circle is sea, and it reaches Crawley and Horsham, which the client never asked for.
  4. Advantage+ audience with no interest targeting.We go broad, 18 to 65, and let Meta find them. Local trades audiences feel too small to slice. Would you layer anything on?
  5. Three fixed headlines on every ad.Same three headlines and same description across all ads, so only the video and the opening line change. The idea is that a winner tells us the angle won, not the headline. Does that hold up?
  6. Is six or seven videos enough to launch on?And how many ads would you run in one ad set before it starts cannibalising itself?
  7. Facebook and Instagram only, no Audience Network.We turn it off by default on the assumption it burns budget. Is that still true?
  8. What are we doing that is just wrong?The most useful thing you can tell us. Nothing here is precious.

The business in a paragraph

Solar panels, battery storage and electrical work, run out of Shoreham and covering East and West Sussex. Dan's granddad started the firm over forty years ago, his dad still works on jobs and his brother does solar installs. They are electricians first, which is the point: the wiring behind the system is done to the standard they'd rewire a house to. Twenty two five star Google reviews and no bad ones. They can handle two or three installs a week and are currently doing one or two a month, so there is a lot of room.

The money

Who we are talking to

Reasonably well off Sussex homeowners who are careful with money. They want energy independence and lower bills, and most have already been put off once by a pushy salesman from a national solar firm.

The towns Dan named on the call were Worthing, Littlehampton, Brighton, Peacehaven, Saltdean and Newhaven.

The angles that work

Roughly ninety percent solar, ten percent battery. The competitor to watch is AllSolarWorks, who run about a dozen Meta ads.

Four things that must never appear in an ad
  • No warranty length. Dan says five years, his own supplier quote says two. Unresolved, so say nothing.
  • No finance APR. The rate has never been confirmed.
  • Savings must be worded as estimates. They are projections, not measured results.
  • The Shoreham job is 58 percent, £151.21 down to £63.39. Dan said eighty percent in a voice note. He was wrong.

Where the ads point

Worth noticing on that map

A good third of the 40km circle is the English Channel, and the top of it takes in Crawley and Horsham, which Dan never mentioned. It also happens to overlap the old agency's targeting. This is one of the things we'd like your read on. Tighter and coastal, or wide and let Meta sort it out?

Two live problems in this account

The old agency's work is still in there. Two campaigns, "WBT Full Funnel LP" and "WBT Full Funnel LP v2", both set to £30 a day. They are paused at campaign level, but the ad sets and most of the ads underneath are still switched ON. One wrong click starts £30 a day pointed at Horsham. There is also an active lead form on the page, "WBT Solar Installation Form", with zero leads.

Two pipelines with confusingly similar names. "Sales (Solar)" is Dan's real seven stage pipeline. There is also a leftover four stage one called just "Sales". Our automations look for a pipeline named exactly "Sales", so on this account they will find the empty one and Dan's leads will never appear. It needs renaming or deleting, and pipelines can only be deleted by hand in the interface.

THE BUSINESS
Holgate Electrical & Renewables. Owner: Dan Holgate. Based in Shoreham-by-Sea, West Sussex.
Services: solar PV installation, battery storage, general electrical work.
Family run. Dan's grandfather founded the firm over 40 years ago. His father still works on jobs and his brother works on solar installs. They are electricians first and solar installers second, so the wiring behind a system is done to full rewire standard.

Capacity: can handle 2 to 3 installs a week. Currently doing 1 to 2 a month, so there is significant room to grow.

SERVICE AREA

PRICING
Installs range £6,000 to £14,000 depending on system size and brand.
Minimum package around £5,000, which includes panels, mounting, battery, electrical work, bird protection, DNO certification, building regs and a workmanship warranty.
Best margin job: Fox inverter, 6 to 8 panels, 5kW battery storage. Costs about £5,000 to £6,000, roughly £2,000 profit, completed in about 2 days.
A Tesla system is about £8,000 (premium brand, larger battery). A Fox inverter is about £2,000 for the same core function.
Finance available through Phoenix Financials. The APR has never been confirmed, so never state one.
Install time: 1 to 2 days typically, 5 days maximum. Always inside a working week.

CUSTOMER OUTCOMES (all figures are estimates from Pylon projections, always keep the word "estimated")
Typical saving £100 to £150 a month, up to a 90 to 95 percent cut in electricity cost.
Payback in 3 to 7 years depending on system cost.
Lifetime saving of £100,000 to £150,000 over 20 to 30 years on an average 3 or 4 bed property.
Winter output is about 60 percent of summer. Panels run on UV, not heat or direct sunlight.
Real example, Hassocks: 8kW solar, Tesla Powerwall 3 and an EPS system so the house keeps running in a power cut. About £180 a month down to about £20. Estimated payback just over 7 years.
Real example, Shoreham: completely flat roof, Van der Valk mounting system so no drilling through the roof covering, 5kW solar and a Fox battery. £151.21 a month down to an estimated £63.39, a 58 percent reduction.
Real example: one install completed about 14 months ago has generated £1,450 of total savings, roughly £100 a month.
Homeowners can track savings in the manufacturer app with charts and environmental data.

TARGET CUSTOMER
Reasonably wealthy homeowners in Sussex who are smart with money.
Motivated by energy independence, the rising cost of living, environmental values and export tariff income.
Usually put off previously by pushy sales tactics from large national solar companies, or overwhelmed by complicated qualification processes.
Time wasters to filter out: wanting an install 6 or more months away, poor communication after a quote is sent, not interested in investing in their property.

DIFFERENTIATORS
Family run with 40+ years of heritage, three generations on the tools.
No pushy sales. Consultative and face to face.
Electricians first, so the electrical work is done to a higher standard than a typical solar-only installer.
Full manufacturer warranties, and the work is covered under the consumer code if the business ever became insolvent.
A follow-up visit within about a week of install to confirm the system is performing.
Only recommends systems matched to the customer's actual usage. Will not oversell.
Dan is installing solar on his own home, so he can speak from direct experience.

OBJECTIONS AND MYTHS TO ATTACK IN ADS
"Solar doesn't work in winter" — panels still produce about 60 percent of summer output, and they run on UV rather than heat.
"It's too expensive" — £5,000 minimum system, payback in 3 to 7 years, £100 to £150 a month saved.
"Installation takes ages" — a full system goes in within a working week.
"A big national firm will look after me" — poor workmanship and no aftercare is the standard complaint about the large installers.

HARD COMPLIANCE RULES, DO NOT BREAK THESE
Never state a workmanship warranty length. Dan says 5 years, his own Pylon quote says 2. Unresolved.
Never state a finance APR. The Phoenix Financials rate is unconfirmed.
Always word savings figures as estimates.
The Shoreham job is a 58 percent reduction, £151.21 to £63.39. Dan said 80 percent in a voice note. That figure is wrong.

THE OFFER WE ADVERTISE
"Free Energy Payback Meeting", sometimes called an Energy Payback Cost Meeting. Deliberately renamed from "free quote" so it does not read like every other solar advert. Dan comes to the house, looks at the roof and the customer's actual usage, and works out their real payback.

The business in a paragraph

A carpentry led building firm in Worthing, recently rebranded from RJG. Nine full time carpenters plus a hand picked set of subcontracted trades who turn up on every job, so twenty five to thirty people on site in total. Rob personally runs the project management, the material buying, the design input, the trade coordination and every client conversation from start to finish. Every project gets its own WhatsApp group for updates and photos. Registered as BUILD AND CO GROUP LTD, company number 17014687.

The money

Who we are talking to

Homeowners who know what they want, can decide, and will not change their mind halfway through. The best of them already have drawings and just need a builder. Rob's own words: if they have got plans and no builder, they need look no further.

Core area is Worthing, Shoreham, Southwick and Hove, stretching out to Saltdean, Burgess Hill and Angmering.

The angles that work

Competitors: Cloud9 dominate Worthing, Roots Construction hold Shoreham and Portslade, and the merged Force One Homes and Sussex County Construction is the real threat, having taken roughly a million pounds of work Rob was close to winning. They take on too much at once and the quality drops, which is the gap.

Note the goal here is two things at once: leads for big extensions, and awareness for the new Build & Co name after the rebrand from RJG.

Worth noticing on that map

It reaches further than we assumed. Littlehampton, Arundel, Henfield and Hassocks are all inside, and Brighton sits right on the edge. Rob never named those places. It also puts him in front of the same Brighton and Hove homeowners as his biggest competitors. Tighter to his named towns, or leave it wide?

The paused campaign is built to use an instant form on the ad. The landing page is published and waiting for traffic. Only one can be right.

If it goes to the landing page, the ad set has to move from lead generation to conversions on a Lead event with pixel 1523736356190231, and the link needs UTMs so the source shows up in the CRM.

THE BUSINESS
BUILD AND CO GROUP LTD, company number 17014687, registered at 94 Offington Lane, Worthing BN14 9RP. Owner: Rob Georgeson. Previously traded as RJG, so there is an active rebrand in progress.
Mainly a carpentry based company with about 9 full time carpenters, plus a consistent, hand selected team of subcontracted trades (electricians, plumbers, plasterers, roofers) who attend every job. Total workforce on site is 25 to 30 people.
Rob personally manages all project management, material sourcing, design input, trade coordination and client communication from start to finish.
Uses a WhatsApp group per project for client updates, photos and videos.

SERVICE AREA
Core area: Worthing, Shoreham, Southwick, Hove. Full radius runs Saltdean to Burgess Hill to Angmering, with Burgess Hill the furthest north.
Current ad targeting: a pin on Worthing (50.8179, -0.3729) with a 20km radius.

SERVICES AND PRIORITIES
Priority work: large home extensions, the bigger the better. Then loft conversions.
Also serves property developers (carpentry packages, timber frames), other builders needing capacity, and commercial projects.
Pricing is mid to high end, not the cheapest. The justification is full project management by Rob personally, all trades coordinated, delivered on time and on budget.
Quotes are fully itemised (foundations, steels, roof structure and so on) so clients can remove line items if needed.
Payment terms: £1,200 deposit to book into the diary. Weekly invoices, typically Thursdays. Fixed price quotes. Final payment held until the client is fully satisfied.
Guarantees: 6 year structural guarantee, which is a legal requirement. Roofing and electrics guaranteed under the subcontractor terms. Windows come with a 10 year guarantee.
Capacity: can currently start a new project within 1 to 2 months. Lead times extend in summer, which is the busiest period.

TARGET CUSTOMER
A homeowner who knows what they want, can make decisions quickly, and does not continuously change their mind mid build.
Trusts Rob to manage and guide the process without excessive interference.
Typically already has drawings or plans ready. Rob's words: "if they've got plans and haven't got a builder, they don't need to look any further."
Worst fit: indecisive clients who generate pointless calls and emails and try to micromanage decisions Rob is better placed to make.

Frustration with architects' designs that do not suit their needs or budget. Rob steps in to re-scope and redesign.
Fear of being let down by builders. Some clients want to visit finished projects and speak directly to past clients before committing.

CASE STUDIES FILMED
Project 1, Rob's own client Jade's home. A multi phase, multi year transformation of a single property: full renovation (rewire, replumb, replaster, new kitchen, bathrooms, windows, flooring); a single storey side extension, new porch and double storey timber frame front extension; a full garden overhaul including pool refurbishment and a bar with toilet, shower and changing rooms; and a double storey wraparound extension with a new garage, a one bedroom self contained rentable annex, master bedroom, luxury en suite, dressing room and a gym with a balcony. Plus a full new roof, soffits, fascias and gutters. Rob designed it alongside the architect and selected all the fixtures.
Project 2, Seadown School, a special educational needs school. Double storey wraparound extension. Ground floor: medical room, kitchen, staffroom, dining room, toilets. First floor: library and a new classroom. Specialist requirements: acoustic rated rooms, acoustic windows, fireproofing, structural steels, drainage. Six to seven months start to finish and on schedule. Won through a referral from MJB Roofing.

AD GOALS
Dual goal: brand awareness for the new Build & Co name and identity, plus quality leads for large extensions.
The ideal ad outcome is that the audience feels Rob is trustworthy, knowledgeable and the right fit. Rob wants to sell himself through authentic video rather than polished corporate messaging.
Priority leads are homeowners who already have drawings or plans and need a builder.
Long term ambition is to be booked up a year in advance with larger, longer projects.

Where leads actually go

Same plumbing for both clients. Worth reading once, because none of it tells you when it breaks.

Nothing in this stack throws an error

A missing setting is blank text. A mismatched tag means the automation never fires. An unpublished page means the field mapping is empty. A renamed stage means no lead ever appears. You only find out by sending a real test lead through, which is why we do that every time.

The route

The single most likely way this fails

The Perspective connection creates a contact, not an opportunity. Without step 4 the leads sit in a contacts list the client never opens, and the pipeline stays empty while the ads look like they are working.

Two things that catch everyone

Publish the page before mapping the fields

Until a Perspective funnel has been published once, the field dropdown only offers email, first name and the UTM parameters. The rest of the schema is created on first publish.

Never use the built in Postal Code field

Meta writes the contact's own address into it, so the next ad lead overwrites the project postcode. There is a separate Project Postcode field for that.
